These Terms of Service ("Terms") govern your use of Be Our Guest Property Management (the "Site") and any bookings you make through it. By using the Site or making a booking, you agree to these Terms.

1. Who we are

This Site is operated by Revedy Stays ("we," "us," "our"), located in Portland, OR. Contact: info@beourguestpropertymanagement.com.

2. Bookings and payment

All bookings made through this Site are between you (the "Guest") and the host of the property you book ("Host"). Revedy Stays acts as the technology and booking platform that connects Guests and Hosts.

Payment is processed by Stripe, Inc. Your card details are handled directly by Stripe under their privacy and security standards — we do not store full card numbers on our servers.

3. Taxes

The Host is solely responsible for the remittance of any applicable occupancy, lodging, sales, or tourist taxes on the stay. Tax amounts displayed at checkout are collected from the Guest on the Host's behalf and remitted by the Host according to local law. Revedy Stays is not the taxpayer of record for these taxes.

4. Cancellations, refunds, and disputes

Each property's cancellation and refund policy is displayed at checkout before you pay. By completing a booking, you agree to the cancellation policy shown for that property.

In the event of a chargeback, payment dispute, or refund, the Host is financially responsible for the disputed amount plus any associated processing fees, which will be deducted from the Host's next payout. Guests who believe a booking was incorrectly handled should first contact us directly at info@beourguestpropertymanagement.com — in our experience, nearly every issue can be resolved faster and better outside of a formal dispute process.

5. Guest conduct

By booking, you agree to:

• Provide accurate guest information (number of guests, purpose of stay, etc.)
• Treat the property and neighbors with respect
• Follow any house rules listed on the property page
• Not use the property for unauthorized events, illegal activity, or commercial filming without the Host's written consent

Violation of these rules may result in early termination of the stay without refund.

6. Host conduct

Hosts on this platform agree to:

• Provide the property as described, in a clean and safe condition
• Honor confirmed bookings except in cases of genuine emergency or force majeure
• Comply with all applicable laws, permits, and regulations for short-term rentals in their jurisdiction
• Remit any occupancy or lodging taxes collected through the platform

7. Limitation of liability

To the maximum extent permitted by law, Revedy Stays's total liability to any Guest or Host arising out of use of this Site or any booking is limited to the total fees paid by that party in the twelve months preceding the claim. We are not liable for indirect, incidental, or consequential damages.

8. Intellectual property

All content on this Site — including photos, property descriptions, branding, and code — is owned by Revedy Stays or its licensors. You may not copy, reproduce, or reuse this content without written permission.

9. Changes to these Terms

We may update these Terms from time to time. Material changes will be posted on this page with a new "Last updated" date. Continued use of the Site after changes constitutes acceptance of the updated Terms.

10. Governing law

These Terms are governed by the laws of the State of OR, without regard to conflict of law principles. Any dispute will be resolved in the state or federal courts located in that state.
